February Membership Forum In answer to questions raised by the audience, Vogt said that the state had hit its bottom and was on the road to recovery. He cited biotech and renewable fuel as the major positive influences for the state of Colorado as well as nanotechnology playing an across the board role in industry for Colorado. He also stated that tourism is a constant plus for Colorado's economy and the website www.Colorado.com was developed to approach the international tourism community to present Colorado's assets. Water rights and water usage are still major issues in Colorado's future. New ways will be researched to develop low water-highly productive crops in Colorado. |

Once again, Patti Silverstein, President of the Development Research Partners, presented the annual economic forecast for Colorado to SMDRA. The numbers she brought explained the good news and the bad news for our area. Housing sales had a record high in 2004 peaking around 54,000. According to Silverstein this was due to foreclosures (up 35%- 2nd highest year for foreclosures - the 1st year was in 1989), investors buying more properties, and lifestyle changes such as divorce or downsizing. She explained that the median home price in Colorado increased about 1-2% which is getting more inline with the rest of the country. She does not, however, see the housing bubble popping in Colorado. She believes that in shaping the economic recovery for Colorado that smart growth, diversifying our industrial base and FastTracks will have an impact. She said that approximately 21,000 jobs were added last year and that because of increased tourism our total retail sales grew and boosted our economy. She explained that business investments have picked up and this is very key to our economy because our tax revenue has increased. She opened the door for Brian Vogt, with the State of Colorado Office of Economic Development and International Trade, to highlight what the plans are for recovery when he presents the State of the State of Colorado at the February Membership Forum on Tuesday, February 22, from 11:30-1pm at SMDRA.
